What is a Home Loan EMI?
A home loan EMI is the fixed monthly amount you pay to repay a loan taken to buy, build or renovate a home. Each EMI includes part of the principal and the interest for that month.
Home loans are large and long, often running for 15 to 30 years, so the interest you pay over the full tenure can be as much as, or more than, the amount you borrow.
What is a Home Loan EMI Calculator?
A home loan EMI calculator works out your monthly instalment, the total interest and the total amount payable, based on the loan amount, the rate of interest and the tenure.
Why you should use a Home Loan EMI Calculator?
- Know what you can afford: See the EMI for different loan amounts, so you buy a home that fits your monthly budget.
- See the long-term cost: Over 20 years or more, small changes in rate or tenure add up to large differences in interest.
- Plan prepayments: Compare tenures to see how repaying faster can cut your total interest.
How Does a Home Loan EMI Calculator Work?
The home loan EMI calculator works on the following inputs:
- Loan Amount: The property cost minus your own contribution.
- Rate of Interest: The yearly rate charged by the lender.
- Loan Tenure: The number of years over which you repay the loan.
The calculator relies on the following formula:
EMI = P × R × (1 + R)^N ÷ ((1 + R)^N − 1)
- P
- Loan Amount (principal)
- R
- Monthly rate of interest (yearly rate ÷ 12 ÷ 100)
- N
- Loan tenure in months
The total amount is the EMI multiplied by the number of months, and the total interest is the total amount minus the loan amount. Lenders may round the EMI and adjust the last instalment, so their figures can differ by a few rupees.
- Interest frequency: Monthly: Interest is charged every month on the balance still owed, so each EMI reduces the interest straight away. Most loans work this way.
- Interest frequency: Yearly: Interest is charged on the balance at the start of each year (annual rest), so your repayments only reduce the interest once a year. This costs a little more.
Formula to Calculate Home Loan EMI with an Example
Consider an example for a better understanding.
- Loan Amount: ₹50,00,000
- Rate of Interest: 8.5% per annum
- Loan Tenure: 20 years (240 months)
Using the formula:
EMI = 50,00,000 × 0.00708 × (1.00708)^240 ÷ ((1.00708)^240 − 1)
After calculation, the EMI is ₹43,391. Over 240 months you repay about ₹1,04,13,879, of which about ₹54,13,879 is interest — more than the loan itself.
Things to keep in mind
- Floating rates: Most home loans have floating rates, so your EMI or tenure can change when the lender’s rate changes.
- Prepayments: Paying a little extra towards the principal, especially in the early years, can reduce the total interest considerably.
- Other costs: Processing fees, stamp duty, registration and insurance are not part of the EMI, so budget for them separately.
